Kaanapali Shores Condo Prices in 2026

On trend with the overall Maui condo market, median prices at Kaanapali Shores have been generally returning to early 2022 prices.  Why are condo prices dropping?  There are a number of factors causing market uncertainty in West Maui including the recent passing of Bill 9 which phases out vacation rentals in apartment-zoned areas and impacted a large number of surrounding properties. As a hotel-zoned property, Kaanapali Shores is not directly impacted and short-term rental use will continue at Kaanapali Shores. One might think that prices would be going up as potential buyers choose to buy hotel-zoned properties, but entering 2026, Kaanapali Shores so far has followed the overall market trends.

The overall number of sales closing at Kaanapali Shores in 2025 was greater than the previous two years, though less than half of the number closings we saw in the unicorn real estate market post-covid with super low interest rates.

How Long Are Kaanapali Shores Condos Taking to Sell?

Of the condos that sold at Kaanapali Shores in 2025, the Median days on market was 172 days,  up significantly compared to the previous year when the median days on market from listing to closing was 77 days.  For context, on Maui, the median days on market for all condos in 2025 was 112 days. 
 
At the time of writing there are (30) active listings on the market at Kaanapali Shores, representing approximately 6.5% of the total units at Kaanapali Shores. 
 

What the 2026 Market Means for Buyers

Buyers have more choice and opportunity compared to previous years and can benefit from better pricing and more selection of inventory.
