Should I Sell My Maui Property Now — Or Wait?

A 13-Year Growth Cycle: Maui’s Long Bull Run

After the 2008 financial crisis, the Maui real estate market bottomed out around 2011–2012, with prices and demand at a low point. But since then, we’ve seen a remarkable 13-year run of sustained growth, particularly from 2012 through 2022. This includes:

  • Recovery years (2012–2015)

  • Moderate, stable appreciation (2016–2019)

  • A pandemic-fueled surge (2020–2022) with record low interest rates and high migration

  • Peak pricing in late 2022

In traditional real estate theory, markets tend to follow 7- to 10-year cycles, alternating between growth, plateau, and correction phases. Maui’s market, however, has outpaced this norm, extending its growth streak for over a decade—until a correction began in 2023.

Maui Real Estate in 2025: Where We Are Now

Two years after the Lahaina fire in August 2023, Maui continues to rebuild. Visitor arrivals are still down 25% compared to 2019, affecting local businesses and rental property demand. (Hawaii Department of Business, Economic Development and Tourism)

Overall appreciation has slowed and condo values have fallen, due in part to proposed legislation such as Bill 9, which seeks to phase out short-term rentals in certain apartment-zoned complexes. The result: more uncertainty and more inventory on the market.

  • Change from 2024: 0% (holding steady)
